A west facing elevation two miles off the Gulf takes salt, UV and driving rain that an inland wall never sees. We prime for it and we say so on the estimate.
From the beach back to Countryside
Clearwater runs from a barrier island to well inland, and the painting changes the whole way across. Out on the beach and along the harbor it is condo buildings, low rise blocks and waterfront houses taking weather off open water. Cross the causeway and it is mid century block and stucco. Keep going toward Countryside and you are into seventies and eighties subdivisions with mature trees over them.
The exposure falls off fast as you move east, and so does the specification. A wall three streets back from the water is a different job to the same wall on the harbor, and quoting them the same way is lazy. We look at where your house actually sits before we say what it needs.
What does not change is the order of operations. Clean it, let it dry, deal with what the clean exposes, prime the bare, then coat. That order is the whole difference between a coating that is still holding in year eight and one that is chalking in year three.

What salt actually does to a finish
Salt carries in on the wind, settles on the wall, and every night the dew pulls it deeper into the surface. It works at the coating itself and it goes after every piece of metal on the house, from the railings to the fasteners in the fascia to the hinges on a side gate.
A rust run down a freshly painted wall is nearly always something metal above it that nobody dealt with first. Cleaning the stain and coating over it gives you the same stain on newer paint by the following summer, so the metal gets sorted before the wall does.
So the wash on a coastal house has to genuinely rinse salt out of the surface rather than take the visible dirt off it. That costs almost nothing extra while the equipment is already out, and it is one of the few things that reliably buys years on an exterior here.
Condo buildings and board colors
A lot of Clearwater is condo and villa stock, which means a board, an approved palette and a submission before anything is painted on the outside. That is true of the buildings on the beach and true of the villa communities inland, and it is not something to work out after the crew arrives.
Inside a unit the rules are usually yours to make, and the practical problems are different. Access through a shared lobby, an elevator that has to be booked, quiet hours, and a neighbor on the other side of every wall. All of that gets planned before the day rather than discovered on it.
