The houses in Palm Harbor, and what they need

Palm Harbor is several different towns wearing one name. There are the small older places out at Ozona and Crystal Beach, close enough to the water that salt is part of every conversation. There are the big block and stucco tracts built between the seventies and the nineties along Alderman, Curlew and around Lake Tarpon. Then there is East Lake, where the stucco is newer, the lots are inside associations and most houses are on their first or second repaint.

The older block walls have usually been coated four or five times and the top layer is often chalking. Rub a hand along one and you come away with powder on your palm. Those walls need the chalk carried off and a masonry primer that grips what is left, because a fresh coat over chalk is stuck to dust and lets go in sheets.

The newer stucco has the opposite problem. Builder paint is one thin coat sprayed onto a house that had never seen a summer, and by year eight the south and west elevations look tired while the shaded side still looks close to new. Two real coats over proper preparation makes it a different house.

Live oaks, and the side of the house nobody looks at

The mature trees that make these streets pleasant also keep half of every house damp. A north facing wall under a live oak stays wet long after the rain has stopped, and it grows mildew. The black speckling on a soffit and the green film low on a wall are both alive, and paint over them feeds them.

That comes off with a cleaner that kills the growth at a pressure the wall can take. High pressure strips texture off older stucco and pushes water in behind the finish, which is the last thing a wall that already stays damp needs. The product does the work and the pressure just carries it away.

While we are walking the house we will point out the branches worth cutting back and the sprinkler heads worth turning. A branch rubbing a finish wears straight through it, and a head throwing well water at a wall leaves iron staining that no amount of paint will hide for long.

The shop is on Resnik Circle East and most weeks the crews stay inside a short radius of it. That is the reason we can take a small job seriously. One room, one driveway or one wall of cracked stucco is worth the trip when the trip takes ten minutes, and that is often the work that turns into the whole house the following year.

It is also why coming back is easy. A nail pop after the house settles, a scuff from a move, a spot somebody wants another look at. Twenty minutes away that is a phone call. Ninety minutes away it becomes a scheduling problem and then it becomes an argument.
