We carry stucco and carpentry repair in house, so the wall gets fixed before a drop of finish goes on it rather than being someone else's callback.

An old town with old walls

Tarpon Springs has been here far longer than the subdivisions south of it, and the housing shows it. Masonry and stucco going back to the twenties around the sponge docks and the historic streets, mid century block through the middle of town, and newer stucco out toward East Lake and the Anclote line.

Older stucco has usually been coated many times, and somewhere in that stack there is often a layer that has quietly given up. If the top coat is peeling off in sheets rather than chalking evenly, the problem sits underneath it, and putting more paint on top achieves nothing at all.

So an estimate here involves more looking than a newer house does. We check for chalk, find where the coating is lifting, test the caulk at every opening, and look hard at the fascia and soffit, because those are what fail first on a building of this age.

How a crack gets fixed here

The crack gets opened up first. Running filler over a tight hairline leaves a thin skin with nothing to hold onto and it splits again along the same line in the first hot week. Opening it out gives the material a shape to key into.

Then it is filled, cut back level and textured to match the wall around it. Walls in this town carry knockdown, sand finish, dash and a few things that have no name, and a smooth patch on a textured wall is visible from the sidewalk even after it has been painted. Matching the texture is the part that takes the skill.

The river, the bayous and the damp side

Water is everywhere in this town. The Anclote River, the bayous winding inland and the Gulf a short way west all keep the humidity up, and lots that back onto water hold damp on the shaded side long after everything else has dried.

That is mildew country. The black speckling on a soffit and the green low on a north wall are alive, and coating over them feeds them. They come off with a cleaner that kills the growth at a pressure the wall can take, and the wall then gets time to dry before anything goes on it.

Closer to the water there is salt in the mix as well, and it works on a coating the same way it does down in Clearwater. A rinse that genuinely takes salt out of the surface matters more than people expect, and it costs almost nothing while the equipment is already out.

A crack that was opened, filled, textured and sealed holds far longer than one that was coated over. Houses keep moving, so nobody honest will promise you never see another one.

Usually very close. Knockdown, sand and dash are all matchable by hand. The hardest one to hide is a repair in the middle of a big flat wall in full sun, and we will say up front how close we expect to get.

No. Peeling in sheets means a layer underneath has failed, so anything new goes on top of something already letting go. That has to come off first and we will tell you how much of it.
