Frame houses, and the prep they need
The streets around Main Street and back toward the water carry a lot of older frame housing, wood siding and real wood trim, some of it eighty years old and most of it painted more times than anybody can count. That is a completely different job to stucco and it takes far more hours.
Loose paint has to be scraped back to something sound, bare wood has to be primed, and every seam, nail head and end grain has to be dealt with before a finish coat goes anywhere near it. Skipping that is exactly why old siding peels again within two years and why a cheap quote on a frame house is usually a quote for scraping less.
There is newer stock in Dunedin too, block and stucco from the sixties onward out toward the county line. Those walls are usually sound and the failures are at the openings, where old caulk has dried out and split. The two housing types need two different estimates, and we will not hand you one shaped like the other.

On a house of this age the carpentry decides everything. Window sills, porch columns, the bottom of door casings and the fascia are where Florida gets in, and anything soft gets replaced instead of filled. Filler in rotten wood fails again and takes the fresh coat with it.

Downtown there is a run of small commercial frontage too. Storefronts and offices get worked around the hours they trade, with the space usable in the morning, which matters more on a street where people walk past your window all weekend.
