It is dusty, it is containable, and it changes a room more than any color will. We texture back to smooth or knockdown and repaint the whole ceiling.
Built in the popcorn years
Seminole filled in through the sixties, seventies and eighties, mostly as single story block homes on flat lots, and sprayed acoustic texture went onto nearly every ceiling in that period. It was fast, it hid a rough drywall finish, and nobody expected it to still be there half a century later.
Forty years on it has picked up cooking grease, smoke and water stains, and in most houses it has been painted over at least once. It collects dust in a way a flat ceiling never does, and it makes a room feel lower and darker than the plan says it is.
Taking it down is the most common thing people ask us about in this town, usually right after they buy a house here. It is also the thing they keep postponing, because the mess is the part everybody imagines and nobody wants in their living room.

Containment, and the part people dread
The mess is a solved problem and the solution is unglamorous. Plastic goes up wall to wall, the floor gets sealed, doorways get closed off and the vents in the room get covered so the air handler cannot carry dust into every other room in the house.
Then the texture comes down wet. Wetting it first keeps the dust out of the air and makes the scraping cleaner, which is the difference between a room you can walk back into and a house you are wiping down for a fortnight. Dry scraping is quicker for a crew and much worse for whoever lives there.
What is left afterwards is a bare ceiling that needs real work. Tape seams that were never fully coated, screw dimples, patches from old fixtures. It gets skimmed, sanded and primed until it is flat, and then finished smooth or in knockdown.
Canal lots, and the walls facing the water
West Seminole runs down to the channels and mangrove islands of Boca Ciega Bay, and a lot of the housing on that side has water at the back of the lot. Those elevations take a harder life than the street side does, and salt reaches the metal on the house before it reaches the paint.
Screen enclosures come up green on the shaded side and clean at very low pressure. The block walls under a screen, the lanai ceiling and the frame around it are all normal work, and doing them at the same time as the house saves setting up twice.
Inland the lots are drier and the problem is different. Single story stock, wide flat elevations facing full afternoon sun, and builder paint from a repaint in the nineties that has been chalking quietly ever since.

Both are normal here. Smooth is cleaner looking and less forgiving, because a flat ceiling shows every ridge under raking light. Knockdown hides more. We will show you the difference before you choose.
