Builder grade is one thin coat and everybody knows it.

Two coats of a real exterior product over properly prepared stucco is a different house, and it is most of what we do out here.

Houses built fast, painted once

Trinity filled in quickly. Whole neighborhoods went up from the late nineties onward on curving streets around retention ponds, and the paint on them went on to a builder's schedule. One thin sprayed coat, often with very little under it, on stucco that had never seen a Florida summer.

That coat does its job for a while. Then the south and west walls fade, the sealant around the windows dries out, hairline cracking opens at the corners of the openings, and the whole elevation goes chalky while the shaded side still looks nearly new. It reads as a house older than it actually is.

A proper repaint is a different animal. Clean it, let it dry, repair the cracking, cut out and replace the caulk at every opening, prime what needs priming and put two full coats on. That is why a fifteen year old Trinity house can come out looking better than it did the day it was handed over.

Stucco over frame, and where it cracks

A lot of the newer building out here is stucco on lath over wood frame rather than stucco over block, especially on second stories. That wall system moves more than block does, so hairline cracking at window corners and along seams is common and it is not a sign that something is wrong with the house.

What is wrong is coating over it. A crack that is still moving reopens through fresh paint within a season, and then the wall looks like a failed job rather than a house that needed a small repair. Cracks get opened, filled, textured and sealed first, and they show on the estimate as their own line.

Two story elevations also need the access planned before the start date. Ladders and lifts need somewhere to stand and the landscaping underneath them needs protecting, and an estimate that pretends otherwise is one that gets renegotiated halfway through the week.

Palettes, committees and the letter

Most Trinity neighborhoods run an association with an approved exterior palette. That means a form, the color names and codes, and a wait for the letter. It is not difficult, and it is very difficult to undo if you skip it and pick something the board does not accept.

We choose colors with you inside the palette, put them in the format the board wants, and start once the approval exists. If your community uses a management company that wants paperwork from a vendor before anybody works on site, tell us early so it is sorted well before the week we are due.

Inside, these houses are almost all knockdown texture on the walls and ceilings with builder grade trim. Interiors here are usually the whole downstairs at once, because the rooms run into each other and a color that stops at an open corner never looks like a decision anybody made on purpose.
